Is Now the Perfect Time to Invest in Property?

This week marks the beginning of a four-phase plan to ease Scotland safely out of lockdown.

It’s been a long nine weeks since restrictions were first put in place on March 23rd and we’re finally seeing light at the end of the tunnel as the country prepares itself for a return to a more familiar way of living and working.

The property market in England has already re-opened and it’s anticipated that the market here will follow suit in the coming weeks so is now a good time to be re-activating your property investment plans?

Opportunities for Investors

We’ve been closely monitoring the latest research and the opinions of industry experts during this time and some particularly insightful data has been provided recently in these reports by property agencies Savills and Rettie & Co.

The generally accepted opinion is that we should expect a short-term drop in property values of anywhere between 1% – 10% before a return to growing capital values in the years ahead.

The indications are that we’ll see this short-term reduction in values in the six months or so after lockdown restrictions are lifted and this is being tipped as an opportune time for property investors.

It’s important to note that although prices may be lower during this time there will also be less properties coming on to the market as only those who need to sell will be doing so. For this reason it’s all the more crucial to speak with the relevant industry professionals ahead of any investment to ensure you’re primed to invest should the right opportunity present itself.

Preparing to Invest

We often remind investors that it’s important to build your investment team when entering the property market and this approach is as relevant now as its perhaps ever been.

With interest rates at the banks fast approaching 0% it may soon cost savers to keep their money in a bank account and investors are now understandably seeking alternative ways to get their funds working for them.

Our average yield return for clients is 7.4% in addition to the capital growth that will be achieved in the medium to long term. This continues to show property as an attractive and reliable alternative for investors.

With the Bank of England base rate currently sitting at 0.1% its also never been cheaper to borrow and investors would be well served by a discussion with a good mortgage broker at this time to explore the options.

We can provide an introduction to a mortgage broker or to any of our professional partners at this time and if this is of interest just let us know by completing the form on this page.
